CONSTRUCTION FOREMAN

GENERAL STATEMENT OF JOB

We are seeking an experienced and motivated Construction Foreman to lead and manage our construction crew. The ideal candidate will oversee day-to-day operations on various projects, encompassing both residential and commercial properties, including major work orders, property turns, remodels, build-outs, and new construction. The foreman will be responsible for ensuring projects are completed efficiently, on schedule, and to a high standard of quality. This role requires excellent leadership skills, in-depth construction knowledge, and a proactive approach to problem-solving.

SPECIFIC DUTIES & RESPONSIBILITIES

Essential Functions

  1. Crew Management:
    • Supervise, coordinate, and work alongside the construction crew.
    • Assign tasks and ensure workers are following the project plan and timelines.
    • Monitor attendance, performance, and productivity of crew members.
    • Provide on-the-job training and mentorship to crew members as needed.
  2. Project Oversight:
    • Collaborate with Project Managers to understand project scope, objectives, and deadlines.
    • Read and interpret blueprints, schematics, and construction plans.
    • Ensure materials, tools, and equipment are available and properly utilized on-site.
    • Conduct quality checks to verify work meets project specifications and standards.
  3. Unit Turn Management
    • Lead and supervise Turn Technician teams to ensure unit turns are completed efficiently, on schedule, and to company quality standards.
    • Review move-out inspections and assign tasks accordingly to team members for execution.
    • Procure all necessary supplies and materials required to complete unit turns.
    • Develop and manage the monthly turn schedule, coordinating timelines to align with upcoming move-ins.
    • Monitor project progress to ensure turn timelines are met and teams remain on track.
    • Conduct final walkthroughs of completed units to verify quality and completion of all assigned work.
    • Communicate regularly with the Project Administrator regarding progress updates, scheduling, and subcontractor needs.
    • Identify and document any additional repair needs not noted in the initial move-out inspection; seek appropriate approvals for added work.
    • Provide hands-on support and guidance to team members, including training on repair techniques and best practices.
  4. Safety and Compliance:
    • Enforce safety protocols and procedures to maintain a safe work environment.
    • Conduct safety meetings and inspections on-site.
    • Ensure compliance with local building codes and regulations.
  5. Communication and Reporting:
    • Act as the primary point of contact between the construction crew and Project Managers.
    • Provide daily progress updates to Project Managers and address any issues or delays.
    • Maintain accurate records of materials used and job-site activities.
  6. Efficiency and Problem-Solving:
    • Identify potential obstacles and recommend solutions to maintain project momentum.
    • Optimize workflow to improve productivity and reduce downtime.

MINIMUM EDUCATION & TRAINING

  • High school diploma or GED required.
  • Minimum of 5 years of experience working in construction as a Foreman.
  • Strong leadership and team management skills.
  • Extensive knowledge of construction techniques, tools, materials, and safety standards.
  • Proficiency in reading and interpreting blueprints and technical documents.
  • Effective communication and interpersonal skills.
  • Valid driver’s license and reliable transportation.
  • Extensive knowledge in construction tool operation.
  • Experience with both residential and commercial construction projects.

PREFERRED QUALIFICATIONS

  • Certification in construction management or related field.
  • OSHA 30-Hour Certification.
  • Familiarity with project management software or tools.
  • Bilingual in Spanish and English

WORK ENVIRONMENT

  • This role involves working outdoors in various weather conditions.
  • Physical requirements include standing, walking, and lifting heavy materials (up to 75 lbs.) as needed and operating construction equipment for long periods of time.
  • Occasional travel to multiple job sites within the region.
