Job Title: Mortgage Loan Originator, Secondary Market Veteran Preferred”

Department: Mortgage

Reports to: Director of Mortgage Lending

FLSA Status: Exempt

Summary/Purpose:

The Mortgage Loan Originator’s primary responsibility is to proactively solicit new residential mortgage business. Ensures exceptional customer service by maintaining thorough knowledge of lending programs, policies, procedures and regulatory requirements, demonstrating a commitment to professional ethics, complying with all Federal and State compliance policies and adhering to HMDA requirements. This is an outside sales position customarily and regularly engaged away from the employer’s place of business.

Essential Duties and Responsibilities:

Engages in outside sales, marketing and promotional activities to support individual mortgage sales by making direct calls, realtor/builder visits, attending open houses, frequenting trade shows and local realtor/trade events.

Conducts interviews with prospective borrowers in order to analyze financial and credit data, determine customer financing objectives, advises customers of product/pricing policies and guidelines, and gather required financial information to include property appraisals, applicant credit reports, tax returns, background checks, reference checks, and other information pertinent to loan applicant’s evaluation.

Analyzes applicant financial status and credit to determine feasibility of granting loan. Prepares loan disclosures accurately as required by Federal/state laws (e.g., Good Faith Estimate, Truth-In-Lending).

Informs applicant of loan denial or acceptance.

Meets established loan quality and department/individual production goals.

Negotiates terms and conditions of loans with customers according to bank standards. Explains timeline of the mortgage loan process.

Submits customer loan information to mortgage loan processor for verification of application information and complete process.

Demonstrates appropriate contact and follow-up with customers, realtors and builders as necessary during various stages of the loan process to answer any pertinent questions and assure timely loan closing; attends closing.

Proactive in developing and maintaining successful relationships with business referral sources as well as prospects new mortgage lending opportunities to expand customer relationships.

Identifies and analyzes potential loan markets to develop prospects mortgage loans.

Strengthens costumer relationship by promoting and cross-selling other bank products and services as appropriate to customer.

Education and/or Experience: High school graduate or equivalent.

Language/Mathematical/Reasoning Skills:

Must be able to effectively present information and respond to questions from customers, managers, and employees. Ability to speak in a public setting. Ability to write reports and other bank correspondence. Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.

Ability to calculate figures. Ability to apply concepts of basic financial reports.

Certificates, Licenses, Registrations: NMLS Licensure.
