Maintenance Technician- HVAC

The Maintenance Worker – HVAC is under general supervision and performs scheduled work primarily on Heating, Ventilation, and Air Conditioning (HVAC) equipment.
Primary Duties and Responsibilities
• Perform preventative maintenance tasks on various pieces of HVAC equipment (air handlers, fan coil units, heat pumps, hydronic pumps, exhaust fans, modular boilers, air-cooled chillers, etc.)
• Change filters on HVAC equipment
• Lubricate moving parts of HVAC equipment
• Check general operation of HVAC equipment
• Take temperature and pressure readings in hydronic systems (chilled water and heating water)
• Take temperature readings in air ducts, at discharge grilles, and in open spaces.
• Assist HVAC technicians with troubleshooting and repair of HVAC equipment.
• Document equipment data utilizing computerized work management system.
• Must wear proper PPE (safety shoes, hearing and eye protection) as required.
• Perform other duties as assigned.
Knowledge, Skills, and Abilities
• Knowledge of methods, materials and procedures used in general repair and maintenance work.
• Knowledge of occupational hazards and safety procedures.
• Knowledge of machines, tools and equipment used in a variety of tasks as required.
• Ability to communicate effectively and appropriately.
• Ability to maintain confidentiality of records and information.
• Ability to interact in an effective and appropriate manner with diverse populations, the University community and the public.
• Ability to effectively use a portable electronic device (cellular phone, digital tablet, laptop computer) to complete work orders.
• Ability to handle multiple tasks simultaneously.
• Ability to use, clean, repair and maintain equipment, tools and machinery required in accomplishing tasks.
• Ability to follow oral and written instructions.
• Ability to work overtime as needed.
• Ability to work an on-call status.
• Ability to work overtime as needed and in inclement weather duties.
Physical Requirements
• Exerting up to 50 pounds of force occasionally, and/or up to 20 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects. Bending, twisting and lifting weights to 100 lbs.
• Heights and working on elevations of 60 feet.
• Work in noisy environments occasionally
• Work from ladders and lifts
Required Minimum Qualifications
• High school graduate or equivalent (GED, HiSET, or other).
• A minimum of one (1) year of previous work experience in a building maintenance environment.
• Valid driver’s license.
• Basic computer literacy.
• A background check will be required of the successful applicant.
