Position Summary
The Maintenance Supervisor is under the general supervision of the Director, Maintenance and Central Plant and is responsible for supervising carpenters, painters and maintenance workers as well as other trades in the absence of other Supervisors. Employee is expected to have strong organizational and time management skills and display natural leadership and communication skills.

Austin Peay State University is a four-year public, doctoral-level university, with six colleges and four Chairs of Excellence. The University has an enrollment of over 10,000 students and is located in Clarksville, Tennessee, a community of an estimated 180,000 people located approximately 40 miles northwest of Nashville, TN.
Primary Duties and Responsibilities
  • Supervise employees in accomplishing painting, carpentry, electrical, plumbing, HVAC and power plant operation.
  • Review and prioritize work orders, schedule work assignments, meet and coordinate with customers to establish maintenance requests, inspect buildings to determine maintenance needs, follow up and evaluate completed work and maintain records of maintenance on buildings.
  • Coordinate activities by scheduling work assignments, setting priorities and directing the work of subordinate employees.
  • Evaluate and verify employee performance through the review of completed work assignments and work techniques.
  • Identify staff development and training needs.
  • Maintain records, prepare reports and document work related issues for equipment and staff.
  • Interpret, develop and maintain compliance with applicable building, health, safety, fire and environmental codes and regulations (EPA, OSHA); initiate required corrective actions as necessary.
  • Inspect buildings and spaces for proper maintenance, needed repairs and improvements.
  • Prepare and submit recommendations for improvements to management on a regular basis.
  • Maintain an emergency call-in list for all supervised personnel.
  • Schedule and monitor outside contractors for equipment repairs and small renovation projects
  • Perform other duties as assigned.
Knowledge, Skills, and Abilities
  • Knowledge of planning, scheduling, organizing and coordinating maintenance (reactive and proactive) programs.
  • Knowledge of the principles, methods, practices, materials and procedures used in general repair and maintenance work.
  • Knowledge of occupational, safety and health hazards associated trades work and the precautionary and preventive measures.
  • Knowledge and basic principle of Microsoft Word, Excel and Power Point.
  • Ability to estimate time, labor and materials associated with related work order tasks.
  • Ability to supervise and coordinate the work of skilled, semi-skilled and unskilled workers.
  • Ability to communicate effectively with others both verbally and in writing.
  • Ability to maintain confidentiality of records and information.
  • Ability to interact in an effective and appropriate manner with diverse populations, the University community and the public.
  • Ability to handle multiple tasks simultaneously.
  • Ability to evaluate situations and make decisions.
  • Ability to follow oral and written instructions.
  • Ability to work overtime as needed and inclement weather duties.
Physical Requirements
  • Exerting up to 50 pounds of force occasionally, and/or up to 20 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.
  • Bending, twisting and lifting weights to 100lbs.
  • Heights and working on elevations of 60 feet.
  • Work of ladders and lifts.
Required Minimum Qualifications
  • A minimum of five years (5) experience in roofing, painting and/or carpentry trades;
  • General knowledge of plumbing, HVAC and electrical trades.
  • Minimum of two years experience in a supervisory/lead role
  • High school graduate or equivalent.
  • Valid driver’s license.
  • A background check will be required of the successful candidate.
